VEGAS FORECLOSURE VULTURE

Allure Las Vegas highrise is located on Sahara approximately 1/10th of a block from the Strip. The prices in the development have plummeted...this is my favorite time to hit a building. If you were involved with Meridian foreclosures at $50k for a one bedroom and $80k for a two bedroom...then you were most likely buying from me...and reselling now for double the price. Developments seem to hit a recession within the recession...and savvy buyers plunge at the right time...buildings that have regrouped such as Soho, Manhattan, MGM...with prices stabalizing at higher price points than a few months ago. $130k will get you in the door. The price points are the Best in Vegas.


Panorama Towers One and Two; love these two towers located in a multi-billion dollar neighborhood...$200k will get you in the door...{forget the one bedrooms}. The pool is scheduled to be re-vamped...and the towers are definatly a Vegas hotspot. The buildings have the most action...Best in Vegas.


Panorama North is one big fabulous foreclosure... and the A and B residences are a remarkable price point. The development has the lowest HOA fees at about 43 cents a foot and the amenities are superb with poolside Cabanas, glassrock firepit, indoor and outdoor spa, and etc.

$300k will get you in the door...low floors of course are lower but just dont have the same feel as the low floors at Panorama towers one and two. The location is the Best in Vegas.


Turnberry Towers...one of my favorite...the West tower is Best...newer...tennis courts...better views...low floors have fabulous views of the waterfall and strip...very elegant highend feel...clean contemporary...and did I mention tennis courts. Walk out your back door to the monerail in 3 minutes and take the monerail down the strip. The floorplans and grounds are the Best in Vegas.


Turnberry Place; once you get past the big ugly Fontainebleua garage there are some good values...then you have to get over the HOA fees...


The Best in Las Vegas Highrise is a toss between Veer Towers and Manderin Oriental. I am torn as I love the Skylounge at Manderin...but the concept living above the Crystal shopping extravaganza is appealing. My dream during the period of irrational exuberance {2005 to 2007}was to live at the St. Regis above Barneys. With the recession, I would rather own a commercial building. Who would have thought.
